The Fit-Out Forum
For Companies Operating In Construction

The room UK fit-out
actually meets in.

A closed-door forum for the leaders shaping UK commercial fit-out. Two days, one screened room, and every meeting that matters arranged before you arrive, not a trade show floor. Senior leaders from occupiers, developers, landlords and contractors, alongside the specialist suppliers and solution providers who deliver for them. For sponsors, it's not a stand and a hope, it's a guaranteed set of meetings with the exact buyers your marketing budget is trying to reach.

The Corporate Idea
Industry Clubhouses
For Companies Operating In Construction

The room your industry
actually meets in.

One idea, no exceptions: the best business events aren't just entertainment, they're where an industry actually meets. Tailored experiences at the country's leading venues. Real connections across construction's key segments, fit-out & interiors, main contracting, and residential development, with further sub-sectors, including Digital Health, built out over time. AI handles the precision, matching, scheduling, remembering what mattered last time, so the relationship stays entirely human. The result: introductions that are actually relevant, arranged without friction, in a room worth coming back to.

Lead Sponsors

Backed by a name UK fit-out already trusts, with one Lead Sponsor place still open.

Our first Lead Sponsor place is held by a specialist who shows up on the country's most demanding projects, not just its conference stands. A second place is reserved and open for enquiry.

Potential Additional Sponsors

Complementary supply chain, not competitors, for the remaining sponsor places.

These are suggested categories, not confirmed sponsors, drawn from the trades and specialists who already sit alongside TMJ Interiors on live fit-out projects, complementary parts of the supply chain rather than businesses TMJ competes with. Every additional sponsor category is agreed with our Lead Sponsor before an invitation goes out, to keep the room complementary, not competitive. If your business fits one of these categories, the sector-exclusive Lead Sponsor place is still open, and Partner Sponsor places are unlimited.

M&E Contractors

  • Mechanical and electrical specialists working the same fast-track programmes TMJ delivers joinery into.

FF&E & Joinery Manufacturers

  • Furniture, fixtures and bespoke suppliers TMJ's projects already sit alongside on site.

Flooring, Ceilings & Partitions

  • The finishes trades sharing TMJ's sites from first fix through to handover.

Smart Building & AV Technology

  • IoT, connectivity and AV providers increasingly specified into the same Cat A+ spaces TMJ fits out.

ESG & Sustainability Consultancies

  • BREEAM, embodied carbon and timber chain-of-custody specialists, a natural fit alongside TMJ's own FSC and PEFC accreditation.

Cost Management & QS

  • The project and cost consultancies who scope the joinery packages TMJ tenders for.

Modular & Offsite Specialists

  • Manufacturers cutting programme risk, the same territory TMJ's own design-and-manufacture campus operates in.

Acoustic & Fire Safety Specialists

  • Compliance-critical specialists for every space TMJ fits out, from fire-rated doorsets to acoustic partitioning.
No category above competes directly with TMJ Interiors' own joinery and fit-out work. Final sign-off on any additional sponsor sits with TMJ, our Lead Sponsor, to protect the room for genuinely complementary businesses.

Be Part of the Conversation

A closed, vetted environment built for honest conversation. Not a trade show floor.

Network with senior client-side leaders, main contractors, designers and specialist suppliers as they address the most pressing challenges facing UK commercial fit-out today. We bring together senior leaders from occupiers, developers, landlords and contractors to soundboard, benchmark and learn from each other, away from the noise of a conventional exhibition.

Key Themes

Eight pressure points, put in front of the people who own them.

Every panel and breakout is built around what the sector is actually wrestling with right now, not generic conference filler.

Speed to occupation

Delivering 6–16 week fit-out sprints without sacrificing quality, and closing the gap between tender and handover.

ESG and compliance

Embodied carbon, low-VOC materials and the practical impact of the Building Safety Act and Product Process People framework.

The flight to quality

What Cat A+ and higher-spec Cat B fit-outs now need to deliver for hybrid-working occupiers and talent retention.

AI and digital delivery

Where AI is genuinely changing scheduling, site monitoring and predictive cost control, and where it isn't yet.

Supply chain and cost

Managing material cost volatility, tender pricing pressure, retention and cashflow through the specialist chain.

Skills and workforce

Recruitment, retention and training across the fit-out trades, and building the next generation of talent.

Modular and offsite

Where offsite methods are cutting programme risk and lifting quality control on live sites.

Smart buildings

Specifying AV, IoT and connectivity infrastructure that keeps pace with occupier and landlord expectations.

Proposed Agenda

Two days, shaped around the joinery and fit-out marketplace TMJ Interiors sits at the centre of.

An evening that starts the relationships, and a conference day built around bespoke joinery, heritage and quality-led fit-out, sustainable timber sourcing, and the trades that share a site with TMJ. The same agenda runs twice: the South Edition in St Albans, 10–11 March 2027, and the North Edition in Manchester, 21–22 April 2027.

James Taylor, TMJ Interiors' Chairman and founder, is a real person (bio and photo below, sourced from public information) who has been invited to give the Welcome Address; that slot is not yet confirmed. Every other named speaker below is a fictional placeholder illustrating the calibre and seniority of contributor being targeted for that session, not a real individual. No speaker, title or session order is confirmed until stated otherwise, and timings remain subject to change.

Expo Floor Format

What a booth on the Expo Floor actually looks like.

Each Speed Networking round runs from booths like this, mesh-panel screens for brand and product, a simple counter for the conversation itself. This is an indicative example of the format, not the confirmed design for The Fit-Out Forum or any named sponsor.

Example exhibition booth with mesh panel walls, branded screens either side, and a wooden counter

Welcome Address, from the man who started TMJ in a 1,500 sq ft barn.

James Taylor, Chairman of TMJ Interiors
Invited · Speaking Slot Pending Confirmation

James Taylor

Chairman & Founder, TMJ Interiors

Once an apprentice himself, James founded TMJ Interiors in 1981, trading from a 1,500 sq ft barn on his father's farm in Suffolk and manufacturing the joinery for his father's construction company. Over more than four decades he built the business into a 200-strong tier-one specialist joinery contractor, delivering the restoration of the Private Chapel at Windsor Castle after the 1992 fire, the Royal Opera House, the Royal Festival Hall, Bloomberg's London headquarters, and the London 2012 Olympics.

In November 2024, James led TMJ through a management buyout, moving into the role of Chairman while Tim Coll stepped up as Managing Director, carrying forward the "grow our own" training culture James built the company on.

Biographical detail sourced from TMJ Interiors' own published team page and public reporting on the November 2024 management buyout. James has been invited to deliver the Welcome Address; this appearance is not yet confirmed.

Why This Belongs In Your Marketing Budget

Not a stand you hope people walk past. A line that converts.

Trade show sponsorship is a bet on footfall. A Fit-Out Forum sponsorship is a guarantee. Every pound is weighed against what it actually buys: confirmed time with the people who write your next spec, not a badge scan and a follow-up email that goes nowhere.

Guaranteed, not hoped for

Twelve (Lead) or six (Partner) one-to-one meetings are booked and confirmed before you arrive. No exhibition stand can promise that; it can only hope for footfall.

The exact buyer, every time

You brief us on who you need in the room, sector, seniority, project stage, and every meeting is matched against that brief. No wasted conversations with the wrong title.

A relationship, not a scan

Lead Sponsors leave with the full delegate list, not a pile of scanned badges. The value compounds for months after the two days end.

No wasted spend

No stand costs, no hidden fees, no build and de-rig budget. The entire investment converts into meeting time, agenda input and brand presence in the room.

For Delegates & For Sponsors

Two ways in. Both built around real conversations, not booth traffic.

Your Pass Includes

Delegate passes are complimentary for qualifying senior leaders, at no cost to you. Full access to main-room and breakout sessions, pre-booked one-to-one meetings with relevant sponsors, breakfast, lunch and refreshments throughout, and digital copies of all presentations.

Three Ultra Events, Coming 2027

Three evenings a year, capped at forty guests, that most people will only ever hear about afterwards. Built for construction's most valuable relationships, the developer board director, the main contractor client, the partner who's earned more than a thank-you email. Each one designed once, run once, and never repeated the same way twice. Spread across the calendar so no two ever compete for the same window. Every figure below is an honest planning estimate, not a published price, since the exact venue and talent for each edition is confirmed only to those already invited.

Ultra Event One
Late April 2027 · The Aegean

The Island, Closed to Everyone Else

A private Greek island, chartered in full for a long weekend. Forty guests, and genuinely no one else on it. Superyacht arrivals from Athens, a single headline performance staged for this audience alone and confirmed only once travel is booked, and a production crew that has vanished by the time the first guest wakes for breakfast.

Paddock-level access for the full Las Vegas Grand Prix weekend, the kind of proximity to the grid that has never been available on any official hospitality package. Services

Whatever you can imagine. Several things you haven't yet.

This isn't a concierge app. It's twenty years of relationships, on call, put to work for construction's most valuable client and partner relationships.

There's very little Sue hasn't already been asked for once, a sold-out final with four days' notice, a helicopter, a table that isn't listed anywhere, a proposal timed to the second the sun sets. Used well, it's how a developer keeps its best main contractor close, or how a fit-out specialist rewards the client relationship that keeps sending work. Twenty years of favours owed means the answer is rarely no. It's usually just "give me until Thursday." One phone number, one person, no call centre, no junior filtering your request before it reaches someone who can actually solve it.

Event Access

Not one ticket type, the full spectrum: Centre Court at Wimbledon, the paddock at a Grand Prix weekend, the final bend at Royal Ascot, backstage passes most promoters won't admit exist. Sport, music, film premieres, closed auctions, Fashion Week front rows. If it sells out publicly, our members were already confirmed privately, through relationships built over twenty years with the people who allocate the seats everyone else is still refreshing a browser for.

Private Dining

A chef's table that isn't listed anywhere, a tasting menu built entirely around what you actually like, and a room that closes to every other guest for the night, because you asked.

Travel & Aviation

A helicopter lifting you from a Mayfair rooftop and setting down pitchside twenty minutes before kickoff. A yacht crewed, provisioned, and waiting before your flight has even landed.

Landmark Occasions

A sixtieth birthday that quietly takes over an entire wing of a country estate. A proposal staged somewhere she's never been, timed to the second the sun drops.

Hotels & Villas

A private island for the week. A penthouse with the whole floor cleared for you alone. The room that was never going to appear on a booking site, however hard you searched.

Gifts & Lifestyle

A watch sourced before its public release. A wardrobe curated by someone who's actually studied what you wear, not what a mailing list assumes you'd like.

Corporate Business

A standing invitation, not a one-off booking.

Every relationship SueCo builds for a client starts the same way, deliberately putting the right buyer and the right supplier in a real conversation, rather than leaving it to chance at a trade show or a cold email. An Industry Clubhouse does it continuously, the same twenty faces sharing a box all season at a venue like Wembley, the O2, or the NEC, so the relationship never has to restart. Built around construction's key segments, fit-out & interiors, main contracting, and residential development, with further sub-sectors, including Digital Health, built out over time.

Industry Clubhouses are coming in 2027, launching sector by sector.

The Clubhouse: A Standing Invitation.

A permanent box at a major national venue, Wembley, the O2, the NEC, leased for a full season and shared for a year by twenty companies in your sector, ten decision-makers, ten suppliers. Event attendance is the occasion. Business networking is the actual point. Not a client day. A clubhouse.

An Environment, Not Just a Ticket

Think Soho House, built around your industry instead of a postcode. The box itself is designed to feel like a members' room, not a hospitality suite you're passing through for one afternoon, furnished, hosted, and styled to be somewhere you'd genuinely want to be seen, not just somewhere convenient to close a deal.

For Decision-Makers

Access to every eligible event for a full year, already paid for. One guaranteed place at each flagship fixture, allocated fairly by rotation, never first-come-first-served against nineteen other holders. A relationship that compounds instead of resetting every visit.

For Suppliers

Sustained proximity to the decision-makers who actually buy, all year, not one sponsored afternoon. A built-in discount for booking a slot together with a decision-maker holder, plus an automatic attendance and value record ready for your compliance team without being asked.

Frequently Asked Questions

Industry Clubhouses, in detail.

Ten decision-maker debentures and ten supplier debentures per Clubhouse, one per company. Decision-maker holders are screened for seniority, Chief Executives, Chief Operating Officers, Directors of Real Estate, and equivalent director-level roles. This isn't an open-registration membership.

Debentures are priced by sector and role, decision-maker and supplier pricing differs, and a discount applies when a decision-maker and supplier book a slot together. Enquire through Sue directly for the figure relevant to you.

Access to every eligible event for a full season, already paid for, plus one guaranteed place at each flagship fixture, allocated fairly by rotation. Automatic attendance and compliance records for every visit, ready for your team without being asked.

SueCo VIP is built around the construction sector for now, Fit-Out & Interiors, Main Contracting, and Residential & Mixed-Use Development are the first three segments, launching through 2027 at venues including Wembley, the O2 and the NEC. Other sub-sectors, including Digital Health, will be built out over time. Get in touch for the confirmed calendar as dates are finalised.

A normal hospitality package is one afternoon, then you start again from zero. A Clubhouse is a standing room shared with the same nineteen other companies all season, so the relationship compounds instead of resetting every visit. That's the entire difference, and it's the whole point.

Travel & Signature Access
